CONSTRUCTION ESTIMATOR/PROJECT MANAGER
Position Summary The Construction Estimator/Project Manager’s responsibilities include estimating and managing construction projects located within the DFW Metroplex. This position will have overall responsibility for profitably bidding and estimating, successfully planning, executing, monitoring, controlling and closure of projects. This will require a combination of skills including an ability to detect unstated assumptions, ask penetrating questions, recognize risk that may impact the project outcome and resolve conflicts. This position will work closely with the senior leadership team and field project managers. This position will report to the General Construction Division.
Primary Responsibilities
Estimating
- Meet with Owners, Architects and senior leadership to assure a cohesive, clear understanding of the project scope o Develop detailed means and methods of estimating, outsourcing, analyzing and competitively purchasing subcontractor services and materials
- Review proposed designs for constructability, value-engineering and profitability
- Proactively identify issues that could lead to problems, and facilitate their solutions
Pre-Construction/Project Start Up Manage all pre-construction phases of project/s:
- Review contract drafts and estimates
- Schedule and lead scoping meetings
- Develop detailed workplan o Manage RFIs and submittals documentation and process
- Generate master project schedule o Conduct subcontractor/vendor scope interview prior to award
- Ensure all internal and external requirements are satisfied ahead of project commencement
Construction Management Manages project start-up and schedule planning through project completion and closeout including use of appropriate software tools:
Excellence in Customer Service
- Manage schedule impact events and implement timely recovery actions including reporting and documenting all deviations
- Challenge project team to identify and implement cost and time saving measures
- Leads (internal) and participates (external) in schedule logic reviews, weekly project team meetings, weekly Owner/Architect/Contractor meetings, mid-project review, and other necessary meetings required to effectively complete the project o Implement and monitor project management tools on a regular basis
- Challenge vendors and subcontractor pricing, including for change orders
- Create, review and obtain approvals for all change orders – process approved change orders for subcontractors and vendors
- Effectively forecast project costs, including creating necessary documentation
- Timely documentation of all issues affecting performance, quality, finances, schedule, and relationships
- Review and approve subcontractor/vendor billings and generate billings
Post Construction Ensure timely closeout including punch list and all closeout documentation
- Schedule and monitors walk throughs with clients o Ensure completion and submission of all paperwork required for closeout
- Conduct post-mortem meeting, document all lessons learned
Qualifications Experience preferred in:
- Aviation, healthcare and public sector industries
- OHSA-10 or OSHA-30
- Bachelor’s degree in construction management, engineering, or related field o 5 years of experience in construction as estimator and project manager
- Knowledge of Primavera P6 and Procore o Knowledge of Microsoft based software applications – Outlook, Excel, Word o Thorough knowledge of trade activities
- Good communication skills & Strong organizational skills
